The Truth Behind Free Mold Inspection Chicago

By Deborah Campbell

Everyone likes to feel like they are getting something for nothing now and then. Unfortunately, the long-term cost of something for nothing can be unwieldy for the average person to absorb. This is such a true statement when people see advertisements for free mold inspection Chicago.

Anyone who has spent most of their lives in the state knows that it is humid, and often very wet. These are just the conditions necessary for molds and mildews to be a health hazard for anyone purchasing real estate. There can be life-threatening conditions which are worsened, or develop anew.

The sad truth is that any such offer is really a set up in disguise. Most often they are companies who specialize in the remediation and clean up of contaminated homes, and it is in their best interest to find a problem. They may insinuate that the property has a much greater problem than it really does, and in some cases they may even lie outright and charge large sums of money for unnecessary work.

Rarely do these companies actually employ a licensed inspector to perform the service. Instead, what you get is an estimator who is really just there to make a sale. If they refuse to provide their service to renters, this is a good sign you are about to get pulled in by one of these scams.

A real inspection is going to include collection of air and surface samples. These are always submitted to a laboratory, and as such, any so-called expert in the field who is not indicating the existence of a lab fee is probably not legitimate. They may be lying, or they simply represent a different sort of business and what you are about to get is an elaborate sales pitch, not an expert analysis.

Once an inspector has been shown to have no connection to another entity, then buyers still have ways to test them. Finding out if they provide this service to renters as well as buyers is one method that a savvy buyer can use to identify a charlatan. Independent inspectors who use independent laboratories are the only way buyers can get a real fix on the overall status of the property they desire.

There is one method where a buyer can avoid shouldering the costs of experts and inspections. This comes in the form of closing costs, and when an independent law office is charged with the duty of producing closing documents, they will have these inspections listed as part of closing. When the mortgage company or the property seller agrees to pay closing, the prospective buyer has successfully gotten their freebie.

There are many benefits to having a law office perform closings, even though some mortgage companies might want to steer buyers away from them and utilize standardized deeds and other forms, as necessary. There are a number of tests and examinations which really should be performed prior to any closing, and not every homeowner is going to be savvy to that. When the charges associated with testing and inspection can be lumped under closing cost, and those costs are born by the seller or the mortgage company themselves, the buyer is protected on all levels.
